Jack and Mary were desperate. Mary received a big promotion in another state and Jack was looking for a new job in the same city. It was just too good to pass up. Mary was a rising star in the health care industry and with the huge pay boost and promotion it was a job she had dreamed of ever since leaving graduate school armed with her MBA. Jack was a natural born salesperson and could work anywhere selling just about anything. He liked high tech sales in the high ticket electronics field and was close to catching on with a company in the same city as Mary’s new job. One problem, they had a large house to sell in a very slow and slumping real estate market.

Jack and Mary counseled with the local real estate ace that had long been the resident expert Realtor for their community. They had been in their home for six years and with the past real estate surge they had lots of equity now. Because this was happening so fast, Mary moved to a small apartment near her new job. The relocation price offered by the company was way too low for what they felt they could command in the market. This option was rejected. With ongoing brain storming with Tyler the Realtor, the scenarios included, lease options, lease purchase, and a seller held second. The lease scenarios would be the iffiest of the three. Jack and Mary instructed Tyler to hold the price and offer to pay the selling Realtor a selling fee plus a bonus of $2,500 and agreed to pay the closing costs and prepaid expenses (pre-paid interest, tax and insurance escrows) up to an offered $14,000. Likewise, Tyler was instructed to offer through the MLS selling terms to include a seller held second of 5% to 10% of the purchase price. The list price of $475,000 would mean that the Jack and Mary were willing to hold a second mortgage of 5% Loan To Value (LTV) or $475,000 x 5% = $23,750 or 10% LTV at $475,000 x 10% = $47,500.
Tyler, the listing Realtor, had been in discussion with a mortgage broker active in their area and had some clients that could only get a 90% to 95% LTV first mortgage. They had some credit dings, which were holding them back. Each had fully documented income and was making good money. There were valid reasons for their rocky credit history and both needed time to rebuild their credit. Tyler showed the home to both the prospective buyers who had credit challenges. The first couple didn’t like the kitchen layout or the back yard size. The second couple liked the house and had similar reservations but with the flexible financing they figured they could live with it and make changes and improvements down the road when they could refinance down the road and get sufficient monies to do some home improvements.

Jack had closed up the house and had moved with the furniture in tow to join Mary at her new location. The furniture was put into storage in hopes that it wouldn’t be there long with Realtor Tyler on the case. Jack had been actively working on his job hunt in the new city for two weeks now. Tyler was now on the phone presenting the offer from the buyers who needed seller help. The buyers would need Jack and Mary to pay $15,000 in closing costs and prepaid expenses. Tyler was making the deal himself so there was no bonus involved. The offer was based on a seller held second mortgage of $47,500 with an interest rate of 10% with a 30-year term and a three-year balloon. The payments would be $416.85/month. At closing, Jack and Mary would payoff their first mortgage of $200,000 and would get somewhere around $188,000 in cash at closing and the seller held second of $47,500.00 paying $416.85/month. Tyler went on to explain that the buyers were putting very little of their own money in the deal and explained the downside risk involved if the buyers defaulted. The only way they could protect their 2nd mortgage equity would be to buy in the first mortgage or just take the loss. Tyler and the mortgage broker, with the buyer’s permission, indicated that Jack and Mary were in essence underwriting the 2nd mortgage loan on part of the buyers. It was up to them to pass or deny.

On weekends Jack and Mary were looking at new homes, which might meet their needs. One in particular, due to the soft market, the builder was offering major concessions and sales inducements including paying all the closing costs and prepaid expenses. With potentially $180,000 cash available for any purchase they were looking at a builder deal loaded with incentives for a home worth $750,000, which they could now buy for $650,000. The nagging fear was what would happen if the 2nd mortgage payer defaulted. Since, it was up to Jack and Mary to pass on the buyer’s credit worthiness, with the buyer’s permission, they went over their entire credit package and personally interviewed them on the phone to find out something of the character of the buyers and the back ground of the of how the credit dings had taken place. It turns out it was a temporary medical problem that had put them behind the eight ball and precipitated their credit dings. Jack and Mary decided to take the deal. Since the buyers had been already pre-qualified, the sale took place in two weeks.

Jack and Mary, with closing funds in hand, closed moved into their new home. Six months had passed and the buyer’s of their prior residence had made their second mortgage payments on time as agreed. The home had everything they wanted in a home except a pool and spa. The dilemma for Jack and Mary, even though they had got an incredible interest rate in the soft market they were reluctant to incur any additional debt with the 2nd mortgage paying off in now 2.5 years. Jack received a letter in the mail from an investment note buyer who was offering to buy the note at a discount since the note now has some “seasoning”. Running the math, with the investor getting a 15%+ yield on a 10% face rate ballooning in the next 30 months were offering to buy the note for $42,900 cash. Just for grins, Jack being the super salesman and dealmaker had been working on construction quotes with a pool contractor. He had managed to negotiate a $5,000 reduction and could put everything they wanted for $40,000. Pool contractors were slow right along with the rest of the real estate market. Jack and Mary showed the documentation to the note buyer that indicated six months of on time payments together with copies of the note and mortgage. The note was sold netting out $42,000 in cash. The pool was built the following week. Life was good.

Choosing the Right Tent

When you’re camping, your tent is the most important piece of equipment. Without a tent, you are nothing! You need one that will keep you dry and warm (but not too warm). There are a huge huge range ot there on the market and it can be difficult deciding what to buy but here are a few tips to help you on your way.

There are so many different tents oit there on the market that it may be difficult to know where to start. from a simple one person tent which will fit easily into your rucksack, right up to an eight berth monster, with all mod cons including spa pool and massage table ok, perhaps that’s a bit far but you get the idea!). As with everything camping related, your tent needs to fit the purpose that you’ll be using it for. If you will be carrying the tent in a rucksack, then the weight and dimensions when packed are very important. If you are camping with the family, you may want something with seperate bedroom areas for privasy. All of these details can be found within the information of the packaging or from the shop when you buy your tent.

Tents will be labelled ‘one person’, ‘two person’ etc, but you should always check the actual dimensions as classifications can differ between manufacturers. You should also pay attention to how much space there is in the living area and what the height of the tent is (ie, can you stand up). Below is a summary of the different types of tents you might choose.

Frame Tents: These have the best headroom and are useful for families, and those who plan to cook inside the tent. The disadvantage of frame tents is that they are havy and difficult to carry, so only suitable if you are travelling by car (and have a few people to hep you put it up). Frame tents are becoming less popular in favour of the more fashioable and lightweight Dome Tents.

Ridge Tent: This is a triangular shaped tent, the more tradiditonal one that you are used to seeing. You rarely see this around nowadays, and again have given way to the more modern dome tents.

Dome Tents: A dome shaped tent, very simple to erect and very lightweight. The flexible poles thread through the tent fabric criss corssing in the middle. The poles are normally made of reinforced plastic or a metal alloy. Dome tents can range from a very compact one or two man right up to a family sized tent with room to stand. They are relatively inexpensive and due to the compact size when packed they are very easy to transport. higher dome tents are more vulnerable in high winds than a frame tent so care should be taken in poor weather.

Hoop Tents: These are a cross betwen a ridge and dome tent. They are strong with room inside, they can be multiple hoop, also known as a tunnel tent, or single hoop which is lighter weight and easier to carry. Hoop tents are often favoured by mountain climbers because of their strngth in high winds and extreme conditions.

Geodesic Tents: A geodesic tent is similar to a Dome tent, but with a slightly different structure which gives them greater strength in high winds. Often slightly more expensive than a standard dome tent.

Vis-a-vis: Tents with sleeping areas on either side of the main central area. These are genrally dome style noeadays but you do ocassionally see a ridge style vis-a-vis tent.

Touring Tents: Touring tents can be extended ridge tents or extended dome tents. They normally have a porch area, which is very useful for cooking, (although goking in tents should only be done if it is safe to do so, and you should consult the manufacturr if you aren’t sure). Touring tents often have windows and are the tent of choice for people who spend long periods camping.

Most tents have 2 layers. The first a breathable ‘inner’ providing warmth and keeping the insects off, while the ‘outer’ fysheet or ’skin’ is the waterproof layer that goes on the outside. Having a two layer structure also prevents moisture and condensation building up. These layers can be made from a wide range of materials, the higher end of the price range tends to be the best insulated, most breathable and best quality and would be advised for extreme weather conditions. The higher price ranges will also be home to tents with the best quality seams and zips as these are often the first things to go.

The strength of the poles is an important factor if you want your tent to last. Modern tents are extremely lightweight but you can often tell the difference between poor quality and good quality poles. As a rule, you generally get what you pay for. If you are using your tent to go to a festival and don’t tend to do much else with it, then you can pick up a 2 man tent from about £25. If you are looking for something that you can use a few times of year in all conditinos, then prices can go up to about £500 for the top quality tents.

Whatever your choice, remember to allow anough space for your stuff. A 2 man tent is often big enough for 2 people but if you both have big rucksacks or equipment, you might be better thinking about a larger tent to allow for this

Whether it is summer or winter time, you should take out some time from your busy routine to take care of your feet that have been carrying your load all these years everywhere you wanted to go. Thus, if you are interested in getting instant results, try the steps that follow and your will not have to hide your feet under the covers every night. Feet should be one more part of your body you should be proud of and they should be flaunted and shown off. If professional pedicure in a nail salon is out of your budget you should know that you can treat your feet inside the comfort of your own home.

First you have to prepare your feet for the treatment you are about to give them. Fill your bathtub or a bucket with warm water and your favorite foam bath and soak your feet in there for at least 15-20 minutes. You can also add some bath salts or the desired amount of foot soak into the water and let them dissolve and nourish your tired lower body parts. Instead of bath salts you can try your kitchen’s salt; it also works miracles.

After taking each foot out of the water, you should use a towel to dry them very well and then move on to clean and trim your nails. Remember to remove any nail polish from your toes.

Upon completing the nails cleaning process, soak your feet again in the warm water and begin removing the dead skin cells by gently scrubbing calluses and heels with a pumice stone. If you wish to attain soften and touchable feet, this is a very important part of the home-made process. Exfoliating your feet, results in having soft feet.

When the softening step is over, remove again your feet from the water and dry them with a clean and dry towel. Massage each feet with a foot lotion that can sooth and smoothen your feet and apply the lotion to the whole foot, from top to bottom, toes to ankle. End this massage experience with light strokes going from your toes to your ankles.

Now it is time to trim your toenails. Remember that you should always cut them in a square shape, which will prevent problems of ingrown nails. Using an orange stick or a cuticle stick gently push back cuticles. Do not attempt to cut your cuticles or rub them away, as they are necessary for keeping bacteria away from your inner skin. Doing this step right, will allow you to paint the entire nail by guiding the supple cuticle out of the way.

Then it is time to let the artist inside you take over. Pick the nail polish shade of your choice and apply the first coat slowly. The last coat should be applied once the previous coat is completely dry.

Finally, after letting your nails dry for at least half an hour, rub a dab of olive oil into your cuticles and nail beds in order to moisturize them.
